Aestar – 4/5 How a Mother transfers a real estate title to two children upon death?

To complete adding these two children to the mother’s real estate title, the mother must sign a new deed to convey the title from the mother to the mother and the two children. The deed must be recorded in the land records of the county in which the property lies. Transfers between parents, spouses, children, stepchildren and to grandchildren are exempt from Maryland transfer taxes. Typically, the only cost is between $25 and $55 to record the new deed and obtain a certificate from the city/county to show that all taxes are current.
